The House

The kitchen and butler's pantry were built by people who cook for numbers, and in summer the doors go back and the decks become the other half of the house. The Land

The 30.7 Ha are what people remember. Wet sclerophyll / rain forest falls away from the escarpment through natural terraces, past hexagonal basalt columns that run for hundreds of metres along the cliff line. Trees more than four hundred years old. A perched winter wetland of lemon bottlebrush and tea tree, deep in moss. Poa and wallaby grasslands. Two kilometres of rock-lined walking track — The Enchanted Way — threads through all of it.

Most of this is protected in perpetuity under one of Tasmania's earliest conservation covenants, reinforced by a Landscape Conservation rezoning. The remaining third, farmed briefly a century ago, has been returned to its natural state by hand: more than 3,000 trees and shrubs and 7,000 native grasses planted over twenty-five years. The right to build further walking tracks has already been negotiated — a project waiting for whoever comes next.

Beyond the House

A self-contained timber cabin among the stringybarks with its own driveway, power and hot water, sleeping four. A fenced vegetable garden with glasshouse and chicken run. A workshop in a converted forty-foot container, three-phase power to the entire property. Three woodsheds holding two years of firewood, milled on site from storm-fallen timber. And even a three-quarter size croquet court.
