Early November 2014 we began our foray into the world of land development, embarking on a 25 lot rural living subdivision. While in search of a Real Estate Agent to manage our sales we saw an advertisement in which B&H Real Estate were challenging land developers with this question: “If you are serious about selling, how much in commissions will you pay when your property sells?” We had a meeting with Tim and not 24 hours later we received an email containing our subdivision sales proposal. Yes, we were convinced! We chose to use B&H for three reasons. 1. they were a new business, and even though not in our immediate area, still interested in our property 2. the lower commission compared to other agents ($990). Tim explained that to sell land the agent really didn’t do that much and that as we knew the land the best, we were able to field enquiries ourselves. 3. they were genuinely interested in what we were doing. Tim and his team have always provided totally professional service. B&H and now 4Front have been true to their word; commissions have not changed and negotiations, contracts of sale and all paperwork have been handled at no extra cost to us. Tim has always been honest and accurate to the market in his assessment of property value, prompt in following up on all enquiries, and has allowed us to conduct inspections with potential buyers where economically beneficial to us. He was very positive when we became quite despondent, particularly when the banking enquiry saw many potential contracts fall through. He encouraged us to “hang in’ and suggested we advertise or promote certain blocks to create interest. We did, and we have now completed all sales in our development.
